SWFL Home Prices in 2021

It's no secret, home values are up nationwide.

We were curious to see how home values in our Southwest Florida communities have changed over the past year, so we pulled the median sale price data. Here's what we found...

Bonita Springs

In Bonita Springs, there has been a 33% increase in the median sales price of single-family homes from this time last year. Condos have seen a 19% increase. There's also been a 35% increase in the number of single-family homes sold year to date, and a 70% increase in the number of condos sold year to date!

 

Cape Coral

In Cape Coral, the median sales price of single-family homes has increased almost 30%, and a 23% increase for condos. The number of single-family homes sold is 26% higher than this time last year, and the number of condos sold is up 52%. 

Estero

Single-family homes in Estero have seen a 19% increase in the median sales price year over year, while condos have seen a 25% increase. Plus, there's been a 55% increase in both the number of single-family homes and condos sold since last year. 

Fort Myers

In Fort Myers, single-family home prices are up 20% whereas condos are up 17% from this time last year. There's been a 27% increase in the number of single-family homes sold, and 51% increase in the number of condos sold since this time in 2020. 

Fort Myers Beach

Slightly higher than the other areas, single-family homes in Fort Myers Beach have seen a 36% increase in median sales price, and condos have seen a 15% increase. Single-family home sales are up 47% from this time last year, and condo sales are up 60%.

The Bottom Line

Home values are certainly up from last year, averaging about 20% higher than this time in 2020. We should note that mortgage interest rates are still hovering near historic lows as well. There's strong interest from homebuyers looking for retirement homes, vacation homes, and even investment homes here in SWFL. And properties are moving quickly!
