What's Sold By Zip Code!

Since we’re now six months into 2016, we thought it would be a good time to look at what’s happened in the real estate market here in Southwest Florida so far this year.  

Below, you’ll see the number of properties sold in each zip code, along with the average sales price and median sales price for that zip code. We have also listed the highest-priced home sold and lowest-priced home sold in each area so that you can see how these numbers may have affected the overall average sales price for each area.  



It’s important to remember that the average sales price can be greatly affected by numbers that are extremely high or low compared to the rest of the numbers. For example,… if one property sold at $3M while the majority of the other properties sold between $500k-$600k, the average sales price will be skewed because of this one high-dollar property.

The median sales price, on the other hand, will cancel out extremely high or low numbers like this, and simply select the middle number that can sometimes more accurately reflect a summary of the homes sold in the area.

Why So Low?

After looking at the Fort Myers area “Lowest Sold Price” category you might be scratching your head asking, “why so low?” We asked the same thing! After looking into it, we saw that a number of these “lowest-priced” sales were either distress sales, such as bank-owned foreclosures, and so forth - OR some were mobile home sales, as there are a number of mobile home and RV parks in the area. Each situation is different, and it’s important to keep in mind these are often unique circumstances that result in the extremely high or low numbers recorded in the MLS.

A Note About The Islands

We should note that we are using statistics from the Greater Fort Myers Multiple Listing System (MLS), where not every sale in the area may be recorded. For example, Sanibel and Captiva Island have their own MLS system that Realtors use, therefore, not all agents are recording their sales in both the Sanibel & Captiva and Fort Myers area MLS. 


Regardless, we hope these charts at least helped you to see some of the area averages and just how many homes have sold so far. The market is strong so far this year - and we hope it will continue to strengthen as the Fall and Winter months approach in the coming months!
